Northfield – Social Housing
Upgrade of walkways and stairs for social housing.
Key Statistics:
Urgent Need Of Repair
WestWood’s Wecryl PMMA waterproofing system was selected to rectify these issues and ensure minimal disruption for tenants.
Compared to other liquid technologies, PMMA is one of the fastest curing making it ideal for occupied residential buildings. The process can take as little as 15- 20 minutes even at sub-zero temperatures, minimising disruption for residents and reducing the need for temporary access.
The Solution...
The refurbishment began with the thorough cleaning and preparation of the stairs and walkways. The degraded asphalt drip edge was removed and replaced with a new drip trim and gutter.
The process can take as little as 15- 20 minutes even at sub-zero temperatures, minimising disruption for residents and reducing the need for temporary access.
The surface was primed with Wecryl 198, followed by the application of Wecryl 230. This high-grade PMMA-based resin is cold applied with a fleece reinforcement resulting in a durable waterproofing membrane that fully bonds to the substrate, is highly flexible and weather resistant.
To enhance durability and safety, Wecryl 333, a trowel-applied wearing layer with a quartz sand finish was also applied. This was followed by Wecryl 488, a sealer coat providing a hard-wearing, skid-inhibiting surface. Concrete canopies were also treated using Wecryl 230 and a thixotropic version for vertical upstands.
The Challenge
Walkways, stairs and concrete canopies were in urgent need of repair across social housing accommodation in Northfield, Hampshire. Persistent water ingress was reported in bathrooms located beneath the asphalt walkways, while further leakage was evident at the front of the building due to deteriorated asphalt near the lintels.
The Outcome
The upgraded walkways, stairs, and canopies now offer long-lasting protection against water ingress while significantly improving the quality of the living environment for tenants. The use of WestWood’s advanced PMMA technology ensured a high-quality, low-disruption refurbishment tailored to the needs of social housing.
